Council Tax

Chalets kept as second homes for private use will normally attract council tax. Chalets 17-304 are all currently in council tax band ‘A’

As the planning permission and leases (chalets 17-304) restrict use to 11 months per year then only 11/12ths of the annual charge is payable. Pembrokeshire County Council seem to initially bill as 12 months then rebate one month

Please note that the 50% premium that Pembrokeshire County Council currently levy on second homes does not apply to the chalets as they are subject to a planning condition restricting year round occupation and as such are exempt under ‘Class 6’

Business Rates

Chalets used as commercial holiday lets may, subject to certain conditions be liable to business rates instead of council tax.

Subject to certain conditions (currently if commercially let for 70 days or more and available for 140 days or more) then they may benefit from small business rates relief which may then  result in a zero charge please see
